Why having your ducks in a row helps you buy a home on the Gold Coast faster

 

After so long saving and looking, you can’t wait to get going and you think you may have all paperwork and support crew sorted, but do you really?

 

You need to organise your financial documents (salary verification, savings, tax returns, rental history, and credit score) and personal documents (passport / ID, residential status) etc, to secure a mortgage, and ensure all the elements are in place as a  delay of even a few hours could see your dream home snapped up by another buyer who had their ducks in row in from day one

Maybe your offer is subject to finance, you’re away and can’t inspect it, or you want a building and pest inspection arranged but can’t get an appointment for several days.

 

Just as a rock band has roadies, sound engineers, and a manager to read the contract, vet the conditions, haul the gear on stage, and get them into the recording studio on time, you too need a team to support you locating and purchasing the property you want.

 

You may be checking out listings online, visiting open-for inspections (OFI), even attending auctions, but if you don’t have your team ready to support your offer, you could easily lose out.

 

First Home Buyers: Emily and Jack

 

Last year we met with first home buyers *Emily and Jack, who were looking for a townhouse with at least two bedrooms and  one-and-a-half bathrooms between Mermaid Beach and Coolangatta, ideally with an outdoor space and walking distance to the beach.

 

Although they had saved a reasonable deposit with a big four bank, we suggested a mortgage broker to help them find the best deal – and hopefully avoid paying lenders mortgage insurance (LMI), which can save thousands of dollars – for their pre-approval.

 

We also discussed them having a bit extra to cover buying costs like legal fees and building and pest inspections. 

 

The mortgage broker assisted them to lock in a better deal and once their finance was confirmed, we assembled and led an efficient and experienced team which included a conveyancer, building and pest inspector, and their lender.

 

By liaising with Team E&J as we called the extended team, on a regular basis, we kept everyone in the loop. This had several advantages as everyone was involved and valued as key players in the couple buying their first home, so when they wanted to make an offer, the process was ready to roll.

 

As Emily and Jack had rented in Burleigh Heads while they saved for a deposit, they wanted to stay in the suburb, but happily were open to living elsewhere if the right property came along.

 

After several inspections, we found a property in Palm Beach which was about to go to market. We spoke with the agent who said the vendor was keen for an early settlement as they were moving interstate for work, so we arranged for them to view the home the week before the first official OFI.

 

When the pair inspected the townhouse they told us they were excited about its possibilities (a few cosmetic issues including old vertical blinds, dated floor tiles, and a purple feature wall they weren’t crazy about), and confirmed they wanted to make an offer – conditional on finance, building and pest inspection, along with a body corporate check – Team E&J swung into action.

 

By this time the property had been on the market for one day and three other parties had told the agent they were seriously interested.

 

Time for a red flag check.

 

However, we had already arranged with the agent for Emily and Jack’s building and pest inspector to visit the townhouse that afternoon (he gave it a greenlight), we had undertaken a check with council to ensure there was no unapproved building works or flood zone issues (all clear), spoken with the firm managing the complex’s body corporate to check there on red flags (all AOK), and their conveyancer had completed satisfactory searches. We were happy to proceed with our offer.

 

By 8pm that night, we were negotiating an early settlement with the vendor’s real estate agent and the next day while the other would-be buyers floundered, Emily and Jack signed the contract and started packing.

 

Five weeks later they were painting the walls Antique White, had received quotes for a floating timber floor throughout, and arranged to have those blinds replaced with plantation shutters. 

 

It was a win-win – Emily and Jack bought their first home at a fair price we negotiated, the vendor got the early settlement they wanted, the real estate agent was able to say they sold the property within 24 hours of it going to market – and Team E&J felt part of something special.
