Tugun used to be the place where you bought a home when you couldn’t afford Burleigh Heads, Currumbin, or Coolangatta.
But now the suburb with the tree-lined streets, a popular bowls club, and a welcoming community is attracting families, couples, singles, newcomers, and old-timers, and is a highly sought-after destination with a coastal village vibe.
While it’s not as pricey as some areas on the Gold Coast, this hidden gem has steadily been gaining in status with owner-occupiers and investors, so we advise that when you find a property you really like which fits your budget (and passes our red flag check), you move quickly.
Currently, Tugun properties are moving quickly from listing to under offer, with median days on market for houses around 28 days and units around 16 days. But many are progressing from on-market to sold in a weekend.
Lifestyle, Culture, and Community
Tugz (as the locals call it) has it all – easy access to beaches, parks, retail, medical, and professional services.
According to the Australian Bureau of Statistics, as of February 2026, Tugun’s population is more than 13,000, comprising families, professionals, and retirees, with a median age of 39 years.
First thing in the morning, the locals are off to catch a wave, swim with their mates from the Tugun SLSC, walk their pooch at the massive off-leash dog park – which has a big enclosed area if Bella is still learning to pay attention! – or meeting up for a coffee at one of the lovely cafes.
The Tugun Leagues Club (Go Seahawks!) is a popular venue, as is the local Bowls Club, where you need to book ahead for Friday’s Surf n Turf special, and for those wanting to learn new skills, the University of the Third Age provides a wide range of classes from computing to craft. Hidden Gems café is where you will find great food and coffee, along with the local buzz.
You can learn all about growing your own food at the local community garden, and the recently purpose-built satellite hospital, together with John Flynn Private and a myriad of specialist medical professionals, means you can stay healthy with local expertise.
Another convenient feature is the Gold Coast Airport right on Tugun’s doorstep – for years, the infamous Tugun Pause (that mid-conversation moment when everyone stops talking as a plane passes overhead) had some buyers looking elsewhere.
However, buyers are now seeing the close proximity to domestic and international flights as a bonus, not a bug, as this means Tugun is essentially protected from the high-density development creeping through the neighbouring suburbs – think high-rises continuing to reshape Palm Beach and Coolangatta – and it backs onto the popular skate park and off-leash dog parks.
Instead, Tugun gets to keep its low-density, coastal village character, and that’s increasingly rare on the Gold Coast.
Easy beach access and a neighbourhood that feels like a community mean we’re seeing families and downsizers shifting towards preferring Tugun.
Crunching the numbers
The median house price in Tugun was $1,605,000 in April 2026, up 13 per cent in the past 12 months.
Investors reported getting a 4 per cent rate yield with up to $1,200 a week, depending on the house size and features.
Those looking for a unit paid a median of $1,402,500, an 11 per cent increase during the same period, with investors enjoying a 4.5 per cent rental yield, and securing $750 median weekly rent for two-bedroom apartments, and up to $1000 a week for three-bedrooms.
